DCM - SPO - CMBS IN
As part of the CMBS Origination team at Barclays, you will support the underwriting and origination of loans secured by commercial mortgages that are securitized in CMBS transactions. You will assist in assessing property economics to determine appropriate loan amounts, interest rates, and transaction risk, ensuring all loans meet Barclays' criteria.
Your responsibilities include reviewing Offering Memos from brokers and borrowers, evaluating property-level income statements, rent rolls, reimbursements, occupancy statistics, and sales information, and compiling this data into Excel-based underwriting and cash flow models. You will conduct market research using third-party sources such as CoStar, Reis, and Smith Travel Research to verify project economics and assumptions.
You will review tenant leases and related documentation, prepare abstracts of key terms, evaluate capital expenditure budgets, and create asset summary reports covering property and market characteristics along with transaction strengths and weaknesses. The role also involves quarterly performance analysis of Balance Sheet loans, including financial statement analysis, covenant tracking, and transaction updates.
Additionally, you will support the underwriting and due diligence of Acquisition facilities, manage CMBS data by aggregating and populating centralized databases, and oversee the work of junior team members. Experience with Argus Software, Bloomberg, Trepp, and familiarity with real estate finance or securitized products like CMBS and RMBS is highly valued.
